Our fees cover all of the work* required to complete the sale of your home, including dealing with repayment of your mortgage.

Our fees and disbursements

We charge legal fees on a fixed fee basis which depends on the price of the property that you are selling and ranges from £750.00 (plus £150.00 VAT) to £1,650.00 (plus £330.00 VAT).

Our additional mandatory charges are:
  • Electronic Transfer charge - to provide an efficient service to our clients, where we need to send large sums of money e.g. to repay your mortgage(s), we do so by bank transfer for which we charge a fee of £42.00 (including VAT of £7.00) per electronic transfer
  • Electronic ID Charge - in order to comply with our obligations under money laundering law, we may need to carry out electronic identity checks to verify your identity for which we make a charge of £7.00 (including VAT of £1.17) per client
In addition to our charges, you will also have to pay for disbursements, which are costs related to your matter that are payable to third parties, such as land registry fees for obtaining office copies. We handle the payment of disbursements on your behalf to ensure a smoother process.
Our additional mandatory charges are:
Office Copies and Filed Plan £6.00
Unlike other solicitors' firms, we do not pay referral fees for the introduction of clients, local estate agents recommend us because of the service we offer to our clients
How long will my house sale take?
How long it will take from your offer being accepted until you can move out of your house will depend on a number of factors, including if you are buying another house and the number of parties involved in the chain. The average process takes between 6 - 8 weeks.
It can be quicker or slower, depending on the parties in the chain. For example, if your buyer is a first time buyer and you are not buying another house, it could take 6 weeks. However, if there are several parties in the chain, the financial arrangements have not been finalised or complications arise, this can take significantly longer, between 2 and 4 months. In such situation, additional charges may apply.

Outline of work

A broad outline of the work that we will undertake on your behalf is as follows:
  • Take your instructions and give you initial advice
  • Obtain details of the buyer's and their solicitors
  • Obtain your confirmation of the selling agents fees to be paid from the sale proceeds
  • Check the sale price will be sufficient to pay off all mortgages
  • Contact your lender(s) to find out how much is outstanding on the mortgage
  • Draft contract and prepare supplementary documents
  • Respond to buyer's solicitor's enquiries
  • Send final contract to you for signature
  • Agree completion date
  • Exchange contracts and notify you that this has happened
  • Approve the Transfer document prepared by the buyer's solicitors
  • Obtain redemption figures for your mortgages for the completion date
  • Complete sale and receive the sale monies
  • Notify the selling agents to release the keys to the property upon completion
  • Deal with repayment of your mortgages and any selling agents fees
  • Account to you for the balance of any sale proceeds and confirm completion
*Our fee assumes that:
  • this is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction
  • the transaction is concluded in a timely manner and no unforeseen complication arise
  • all parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation
  • no indemnity policies are required. Additional legal fees and disbursements may apply if indemnity policies are required.
